Advantage Residential Management was born out of frustration with current management techniques. After experiences with numerous other management companies that were less than great, we know that we do it better by simply managing properties as if they were our own. Property management is a job which carries great responsibility. Here at ARM, we realize that owners are our clients. We take that term very seriously, knowing that we have a duty to do our utmost to protect the property by finding the best possible tenants, addressing needs and issues in a timely manner, correctly reporting financing, and being available as needed. We also consider tenants our customers. Once we determine that a prospective tenant meets our criteria, we will address concerns timely and fairly, and we always fulfill our agreements. We want to be friendly, but never friends. There’s a difference between being respectful of your tenants and being their best friend. Getting too close to tenants can allow them to assume special treatment is due to them, like failing to pay rent on time and skipping inspections. We believe it is important to have a professional and friendly, but not personal, relationship with our tenants. Our maintenance personnel are always on the lookout. We do very regular inspections, both formal and informal to insure the best possible condition of the property. Our formal inspections are done at regular intervals to determine how the property is being maintained, and to address any issues or problems that may arise. Our informal inspections are done as necessary to verify that all is going well with the home-checking for unreported leaks, possible damage, and condition. Our maintenance personnel will even make suggestions for needed improvement or upkeep to increase the value of the property, always with client and customer needs in mind.
