We focus on acquiring underperforming apartment communities in cities with strong population and job growth, constrained housing supply, and higher cap rates than primary markets. Our strategy is straightforward: identify well-located Class B/C properties with below-market rents, outdated interiors, or inefficient operations. We execute targeted renovations, implement professional management, and optimize expenses to drive net operating income. This creates both immediate cash flow and long-term appreciation while mitigating downside risk. We target properties in the $2M–$15M range, allowing us to compete in a space with less institutional pressure and better yields. With disciplined underwriting, conservative assumptions, and a focus on operational excellence, we aim to deliver mid-teens IRRs and ~1.8–2.0× equity multiples over a five-year hold. Investors benefit from: 8% Preferred Returns paid before any sponsor profit participation. Aligned Co-Investment – we invest significant capital in every deal. Tax Advantages through professional cost segregation and 1031 TIC structures, enabling accelerated depreciation and the ability to defer gains at sale.
