Company helps property owners by accepting property that is in or going into foreclosure into its rehabilitation and management program. Once accepted into this program owners are able to deed their property over to Guardian thus eliminating their future liability and responsibility for the property. Guardian then rehabilitates the property and manages it until the foreclosure is complete. Benefits of the program include less abandoned homes in the community, creation of affordable housing opportunities, property preservation, maintenance and creation of value in real estate, increased resale value after foreclosure. Properties eligible for participation include those in or going to be in bankruptcy, those post bankruptcy, abandoned in an estate, abandoned in a divorce or those properties just plain abandoned. Owners of property that is accepted into the program are eligible to receive monetary compensation, payment of attorneys fees, payment of realtor commissions, and payment of all closing costs.
