I check the exterior for damaged foundations,damaged siding, wood rot on windows,porch post and railings, loose or deteriored deck boards and railings, how the deck is attached to the home, and drainage issues. Does the door bell work, do the outside lights work, are the outside receptacles properly grounded. The roof inspection is visual only, looking for missing, damaged shingles, proper flashing around chimney's if I can see it. In the kitchen I check and operate the oven, stove,exhauste fan, dishwasher and micro wave. Look under sink for leaks passed and present. Open and close all cabinet doors and drawers. Check to see that receptacles around the sink are properly grounded. All rooms will have their windows, doors, walls,cielings, floors, receptacles, lights and fans checked. The electrical panel box cover will be removed to look inside for proper installation and wire size to the cercuit breakers. How many breakers are there to turn everything off. The bathroom are checked for ventilation (fan and/window), toilet secure to the floor, damaged to sink or shower/tub, water stains in vanity, soft flooring around tub, cracks in tile grout or broken tile. Does the garage floor have slope towards the outside, operate and test garage door for safety test. How well is the garage door attached to the home. Inspect the water heater, open the furnace and look inside for rust or anything else out of the ordinary, operate if the season will allow. Visual inspect the A/C unit and operate if the season will allow. In the attic I look for water stains on the sheathing of the roof, broken or modified rafters or trusses. Type of ventilation and insulation. In the crawl space I look for leaks around drain pipes coming through the floor, damaged sub floor in bathrooms, kitchen, laundry. Framing repairs.
