IPD develops, operates and sells residential properties with emphasis on rental apartment communities in low-rise buildings. From inception until exit, IPD provides the know-how, business model and business management as described in the four following phases. PHASE 1 - PRE-DEVELOPMENT Before any development activity, IPD manages the following business tasks (1) Aggregate the financial partners,(2) Coordinate a market study with a local expert,(3) Select the land, and (4) Prepare a business financial plan. PHASE 2 - DEVELOPMENT For the property development, IPD manages the following business tasks (1) Coordinate the hiring of the technical, legal and administrative team,(2) Acquire the land,(3) Design the project,(4) Obtain the permits,(5) Construct buildings and amenities on time and within budget, and (6) Conceive and implement a leasing marketing campaign. PHASE 3 - OPERATION For the property operation, IPD manages the following business tasks (1) Coordinate the hiring of the leasing, maintenance and accounting team,(2) Maximize the lease up,(3) Supervise operating revenue and expenses,(4) Monitor the occupancy at all time, and (5) Maximize the stabilized net operating income. PHASE 4 - SALE For implementing the exit strategy, IPD manages the following business tasks (1) Define the property selling price,(2) Prepare a marketing package, and (3) Seek a buyer directly and through commercial real estate brokers
