PRIVATE MONEY - CONSTRUCTION - BRIDGE LOANS PRIVATE MONEY LOANS Our private money loan program is designed for a responsive quick closing. We have an efficient straight forward underwriting process with an emphasis on borrower and property equity. Our loans are useful for timely close scenarios, self-employed borrowers or properties that are temporarily underperforming. The funds can be used for purchases or refinancing. All of our loans are secured by real property. CONSTRUCTION / REHAB LOANS Our construction loan program is innovative. Our goal is to help you achieve your investment objectives in a fast, cost-effective manner, while minimizing risk. Kezar Capital will fund a loan that is up to 75% of appraised value of the finished project and we prefer 1st lien position loans. Our construction loans are designed for 2 distinct products: Spec loan to a builder or construction to permanent loan to a homeowner (who is not occupying their property). BRIDGE LOANS Bridge loans are short-term interim financing solutions. Typically bridge loans are used until a permanent form of financing can be obtained. Many of our borrowers use a bridge loan to purchase a property that will be held in a rental portfolio or they wish to occupy the home after repairing and refinancing.
