Loci Capital is a Tampa-based real estate private equity firm redefining how capital is deployed in the middle market. Founded in 2019, Loci was built on a simple observation: in the traditional allocator–operator model, expertise is fragmented. Allocators bring value at the start and end of an investment (structuring, capital markets, exits), while operators are strongest in the middle (execution, tenant and contractor relationships, regulatory navigation). The handoff between the two often creates silos, misaligned risk, and diluted returns. At Loci, we solve this through what we call Continuity of Expertise. Our managing principals combine allocator and operator backgrounds, carrying expertise across the entire investment life cycle. From sourcing and capitalization, to execution, to exit, every piece of the business plan is aligned — ensuring capital structures match operational risk and strategy translates to results. Since inception, our senior leadership team (average 16 years’ experience) has aggregated over $3.5 billion of equity into more than $6.2 billion of real estate investments spanning 20 states and multiple sectors — multifamily, industrial, hospitality, retail, office, and mixed-use — totaling over 6.2 million SF and units/rooms.
