Minds and Lines provide its clients with a wide variety of architectural services, from the initial programming and design concepts through the construction phase of the project. The required level of architectural services is determined by the project type, scope and budget. Our sound attention to detail in interpreting our client’s vision and translate it into a dynamic architectural design is foundational to the successful outcome of our projects. Our Major services include design development: Prepare design development document, based on the owner approved schematic design, describing the size and character of the project as to architectural, mechanical, electrical and structural systems, materials, finishes and special design elements. Construction Document: Prepare construction drawings and specifications detailing the architectural, site mechanical, electrical and structural component of the project. Construction Administration: Perform normal construction administration services including review and certification of payment applications, review of contractor submittals, and preparation of change orders, substantial and final completion inspections, and periodic site visits to come familiar with the work progress.
