Our preconstruction experience includes feasibility studies, pre-programming, conceptual budgets, constructibility reviews, value analysis sessions, scheduling, planning and design reviews, and estimating and bidding. We take a uniquely integrated approach by working in close coordination with the acquisitions and operations teams to ensure a seamless transition from the business plan, to construction, to stabilization. Aside from the daily management and oversight of the design, construction and project consultants, the construction team is involved in the upfront due diligence and underwriting process, as well as long-term capital planning, budgeting, and facilities management. We self-perform miscellaneous rough carpentry work (e.g. backing, blocking and setting of door frames). Miscellaneous rough carpentry work is a challenging scope to generate contractor interest because it occurs sporadically rather than steadily. A crew isn’t needed full-time, but it is often needed immediately in order to avoid schedule impacts. Our consistent presence on site enables us to perform these infrequent-but-immediate carpentry installations—which, in turn, enables us to sidestep added costs and schedule setbacks.
