JOhn R Frazier has held senior development positions with publicly-owned companies including W.R. Grace Development Corporation, Signal Development Corporation and Vons/Safeway. Major assignments have included development or repositioning of over fifty retail/industrial projects. Also Development Project Manager for Palomar Airport Business Park (330 acre industrial park in Carlsbad, California) and Long Beach Airport Business Park (50 acres, square foot office and Marriott Hotel). Assigned by Albertsons/SUPERVALU to re-position and manage the operations of common areas of 11 southern California shopping centers including performing significant deferred maintenance and clean-up. Provided property management services for the private investment portfolio of the Chairman and Vice Chairman of Monster Beverage Corporation. Consulted extensively for Albertsons, The Kroger Company, and other major retailers - restructured landlord-tenant agreements, including rent reductions, remodel and expansion contributions, lease buy-outs, and store acquisitions. Negotiated cost savings for more than forty major retail locations, obtained landlord contributions in excess of Provided portfolio development/repositioning/consulting for many entrepreneural development companies. This included completion of over fifteen shopping centers and industrial development projects for such users as Costco, Walgreen’s, Dollar General, Gold’s Gym, Ashley Furniture, Consolidated Electrical Distributors, Hancock Fabrics and Steve and Barry’s. These projects were located throughout California, Arizona, Nevada, Utah, and Tennessee. Project experience encompasses entire development and asset management processes from acquisition, design, planning and entitlement through construction and operation/stabilization phases. Direct experience includes leasing, property management, financing, development, and project management for over fifty shopping center, office, and industrial projects throughout the United States. Licensed real estate broker in California, Nevada and Colorado (pending). M.A. finance/real estate and B.B.A. finance degrees from the University of Oklahoma.
