My Services provide Property Owners the Design Expertise required for Visualizing, Documenting, and Achieving property improvements they desire. Challenge: Design, obtain Building Permits for, and achieve successful construction of Residential & Commercial Projects conforming to Customer specifications and applicable Codes, Regulations, and Standards. Results: Successfully designed and obtained Building Permits for 30+ Residential Construction Projects, including 11 individual large Custom Homes for undeveloped Parcels, now built and occupied! Process: • Research applicable Codes, Ordinances, Regulations, and Standards to assess and define requirements for Commercial and Residential Construction Projects. • Confer with Planning, Building, Environmental Planning, Environmental Health, Public Works, and Local Fire Departments to ensure Building Permit Applications comply with all requirements. • Confer and collaborate with Consultants and Contractors including Geologists, Geotechnical Engineers, Civil Engineers, Septic System Specialists, Framers, Electricians, Plumbers, Finish Carpenters, Masonry Installers, and Landscape Architects to optimize project outcomes. • Create Conceptual Designs, Schematic Drawings, Architectural Floor Plans, Elevation Drawings, Building Section Drawings, Foundation and Framing Plans; Electrical, Mechanical, and Plumbing (EMP) Plans; Structural Engineering Analysis and Title 24 Energy Analysis. • Create Site, Grading, Drainage, and Erosion Control Plans from Topographic Maps. • Create Interior Elevation Drawings and Interior Finish Specifications including Wall and Trim Materials, Colors, Lighting Fixtures, Kitchen and Bath Fixtures, and Counter and Floor Covering Materials. • Provide Project Construction Oversight and Project Management.
