As a huge proponent of having my listings preinspected, I make certain this is done on each listing, along with professional photography, extensive ad campaigns, and marketing access for showings in such a way as to procure maximum interest. They were both short sales that the bank foreclosed upon while I was in contract. Only on a very few occassions have my listings not sold in under the average days on the market as posted in the MLS.
