Seminole acts as an investment manager through its affiliate Seminole Advisory Services (SAS), and as an investment originator through its affiliate Seminole Financial Services (SFS). In addition to managing two commingled funds, Seminole will place investments, on an individual basis, with investors such as banks and pension funds. From a debt origination standpoint, Seminole originates short term loans (construction) and interim loans (mini perms) for renewable energy and real estate projects nationwide. Seminole has become a national leader in providing funding (debt and tax equity) for renewable energy projects below utility size (from $2 million to $35 million) and Seminole also focuses on all facets of multifamily investments. For equity investments, Seminole provides project-based equity for the multifamily sector (conventional, affordable, seniors housing, and student housing), where it will act as the money partner in a preferred equity capacity. Seminole will always work in conjunction with an operating partner, and its equity investments will sometimes take the form of mezzanine debt when circumstances dictate.
