Smarter Care is streamlining the new Residential Tenancies Amendment Act 2018 obligations for Landlords, Property Managers & Real Estate Agents, and ensuring their properties and tenants remain safe. Under the new changes from March 29th all gas and electrical appliances and fittings must be checked for safety and compliance by a registered gas fitter, or registered electrician, every 2 years and within 2 years of any new rental, and smoke alarms must be tested every 12 months by a registered safety provider. Along with these checks- Safety and service reports must be available to tenants on request and contain time, date and licence details of the service provider - Any tenant reports of smoke alarms not working will be considered ‘urgent repairs’ and must have a replacement or repair arranged immediately - There must be a fixed heater or energy-efficient heater in the main living area New renters must receive full information about each smoke alarm works, it’s testing functions and be issued with ‘no tamper’ instructions before or on occupation day Smarter Care streamlines these new obligations and legal compliances through one easy annual agreement.
