With this in view, we resolved to start a Co-operative Investment Scheme from land banking to being landlords, by just purchasing a certain percentage of the property of interest and gaining a passive income in the process. The Co-operate Investment scheme is a well-structured system driven with 3 vehicles: 1. Mutual funds 2. Group investment 3. Trust investors The Mutual Funds also known as Land Banking, allows a customer to buy just a fraction percent of a land within an estate, to gain profit over time. It involves 2 to 4 customers that can purchase a piece of land with each having 25% shared ownership, with the option of selling it off after a certain period per agreement. The Group Investment gives opportunities for those that build to flip. They can leverage on this vehicle and diversify their seed capital investment with just paying 25% to 50% cost of construction to generate income after property is sold off. A single project can be owned by multiple investors with the same or similar interest. The Trust Investors are known to be landlords. They are clients with interest to own a property for the purpose of getting returns through rentals. With this vehicle, a client can pay just 25% to 50% cost value of a property and begin to generate returns through rentals, which is proportional to what the client invested on the property.
