The Listing Agents

We are a platform like Zillow, except only the Listing Agent's information appears next to their exclusive listings. Buyers communicate directly with the Listing Agents for the homes they are interested in, and Listing Agents can sell their exclusive listings directly to Buyers, eliminating the need to co-broke. Technology made it easy for Buyers to search and tour homes without the need for a Buyer Agent yet most Listing Agents still offer a co-broke to attract Buyer Agents. This is no longer needed and does not make sense for a variety of reasons, such as: 1. Paying another Agent to negotiate against you and the the seller you represent. If a Buyer wants to be represented by an Agent, they have the option to hire a Buyer Agent and pay them directly. Listing Agents can choose to offer a co-broke to a "Broker Agent" instead of a Buyer Agent, which then forces the "Buyer Agent" to sign a disclosure with their Buyer that they actually represent the Seller. Then the Buyer can decide if they wish to work with 2 Agents that represent the seller, hire the Buyer Agent directly or to only work directly with the original Listing Agent. This also creates a few options for the Listing Agents to consider: 1. Keep both sides of the commission paid by the seller. Offer a variable commission to the seller such as X% if you find the Buyer directly or Y% if a co-broke is needed. Offer a credit to the Buyer in the full amount or part of the amount that would otherwise have been offered as a co-broke if the Buyer chooses to work with you directly.
