Threshold Office

Threshold Office is an NYC-based architecture studio. We design spaces that enhance well-being and bring ease to everyday living. We achieve this by cultivating a shared vision with clients and applying a keen sensitivity to layouts and materials, creating spaces that feel both intuitive and inspired. What we do - Residential and commercial renovations, additions and ground up - Architect of Record services for NYC projects - NYC DOB/LPC permitting, including open permit resolution - Design services for out of state projects in collaboration with local AORs Design process Our work follows a structured, iterative process that balances conceptual development with technical rigor: Pre-Design: Analysis of project goals, existing conditions, zoning, and code to identify constraints and opportunities. Schematic Design: Development of spatial concepts and organizational strategies that establish program, scale, and intent. Design Development: Refinement of plans, materials, and assemblies, with attention to coordination, cost, and constructability. Construction Documentation: Preparation of detailed drawings, specifications, and filings for DOB and LPC approval. Bidding and Negotiation: Coordination of the bid process, review of proposals, and support in contractor selection. Construction Administration: Ongoing involvement during construction through site visits, shop drawing review, and advisory support to ensure alignment with design intent.
