Thrive buys properties, adds value by refurbishing, extending and sometimes repurposing, and then holds the properties for the long term to rent out by the room to young professionals. By sourcing the right properties at the right price in the right areas we maximise opportunity for capital growth. By designing and executing exceptional living environments for our customers we maximise rental returns. The challenge with property investing is that it requires knowledge, time and effort to make secure returns that perform well with minimal input. That’s why not everyone does it - the principles might be simple but that doesn’t mean it’s easy. That’s where we come in. We take care of pretty much everything for you. We are incredibly passionate and proud of our business models, and their ability to generate safe, secure and substantial returns for our investors and ourselves, as well as providing beautiful accommodation, at affordable prices, for our professional tenants. There are 2 main ways which investors can work with us. Lending funds; Enabling us to do a development. Depending on the project, we may require funds for 3 months – 5 years and this can be discussed with the investor. We pay 6%-10% per annum, with interest payable monthly, on amounts upwards of This should be thought of like putting your funds into a very generously paying bank account. Or a Joint Venture; an exciting opportunity to invest with us, and benefit from the substantial rental income which the ownership of an HMO generates as well as capital growth. The structure can be explained in greater detail upon enquiry however, in short, we provide the expertise and do all the work, the investor provides the funds and purchases the house. Both parties share equally in the capital uplift and rental income. Because of the purchase price and the value added during the refurbishment, the majority of the invested funds will be returned after revaluation in around 2 to 6 months after purchase
