A $10k increase in profit can increase the property's value over $160k- While the property is appreciating it continues to provide yearly cash flow profits to its investors - At the same time, all of this is going on you are also paying down the loan on the property which is called principle pay down- Depreciation can also be applied to profits that allow you to pay fewer taxes on your earnings.
