I provide consulting services to Commerical & Industrial Property Owners, Property Managers, Asset Managers, HOA's and GC Project Managers with site work construction. I specialize in Asphalt, Concrete & Slurry Seal maintenance & repair, ADA Tenant Improvement projects, new construction, and subgrade remediation. I review existing property conditions, create scopes of work, prepare RFP's (request for proposal to be sent out for bids). I also offer preventative maintenance plans / budgets for capital site improvements so future projects are approached with a long term game plan in mind. Once a property is reviewed I provide very detailed, site-specific repair option proposals & site maps based on the property's "actual" needs (compared to what a certain contractor might be best at). I create RFP's to be sent to local reputable contractors experienced in the specific needs of each property. Note that not all contractors have the proper equipment, manpower, experience, etc. and tend to provide scopes best suited within their company's capacity and not what the project requires. This goes the same for estimators being sent out to review projects, not all have the same experience or will spot the same problems. By setting the scopes of work I help owners ensure bids are returned truly apples to apples and review them individually for discrepancies. Aside from the services listed above, I can provide pre-bid core drilling to determine current asphalt / concrete thickness & soil conditions (helping prevent unforeseen change orders), Project Management during construction, mark out repair areas at jobsites (at exact measurements provided in bids), soils testing during construction to ensure proper compaction of new material is reached, and post project reviews ensuring projects were completed per contract at industry standards. Major asphalt repairs can be a large capital expenditure and getting various contractors to bid the same scope of work and ensuring nothing is missed or misleading can be tricky. Not to mention knowing if the options presented are truly best for the property. My services & 15 years of specific industry experience help ensure this and takes the weight off the owners (or representatives) shoulders. The initial services I provide will always pay for themselves during the construction process as well.
