As an independent Investment Management Consultant, I help investors build and preserve wealth through the disciplined application of the philosophy,"Buy good investments that are well managed when they can be acquired at a discount to intrinsic value."​ Through two entities, Pacifica Capital Investments and Blake Isaacson & Associates, I focus primarily on public companies and commercial income properties and offer investment services to high net worth individuals, families, foundations, trusts, and retirement plans. Pacifica Capital Investments: We find quality companies with favorable long term prospects. We also prefer businesses with sustainable competitive advantages and ones that are operated by capable and shareholder oriented management. We are disciplined in limiting investments to companies that are within our area of financial and intellectual understanding. We purchase those businesses when the market makes them available below our estimate of intrinsic value. To maximize returns, we concentrate holdings in just the top tier of those attractive companies available at acceptable prices. Our strategy to "hold for the long term" naturally minimizes trading turnover and maximizes long term gains. Blake Isaacson & Associates: When buying commercial income property we similarly limit ourselves to product types (traditional industrial, retail and office) and geographical markets of which we have an intimate understanding. Our goal is to build long term wealth through cash flow and appreciation while enhancing returns through the prudent use of leverage. Our philosophy when applied to real estate similarly hinges on buying at a discount to intrinsic value, and with commercial buildings, that means below replacement cost. Although investing for the long term, we will sell when prices reach levels that are not sustainable. That approach has allowed us to significantly outperform investors who miss major corrections.
