How do you pick a mortgage originator out of all of the advertisements, and social media posts? Do you pick one who has an appealing picture? Referral from a friend, or co-worker? Advertises the "lowest rates"? Says you don't need any documentation? Advertises that bad credit is okay? How about fastest service? The most experienced? How about education? Well, let's start with the last one. The only college I have are the continuing education classes I am required to take to maintain my license. I learned everything I know about the mortgage business, by doing it. When I got out of the Army (Infantry, SGT), I looked for the hardest job I could get, without a college degree. I answered an ad that said they would teach me the real estate lending business. That was in 1986. Since then I have closed thousands of transactions, mostly for people with "challenges". Because I have found that no one fits the "guidelines". I guess that covers the "experience" question, as well as the "education" question, doesn't it? Fastest service? In most cases, you can be completely approved in a few hours. Everyone has the AI/automation. It all depends on the client's financial situation. After that, we need an appraisal. And even appraisals are being automated away. Credit is reflected in the interest rate you are charged. They call it "risk-based pricing" now. And every company gets the same "rates", within a micro-fraction. That means that no one has "lower rates". It's a question of how much they charge you to get the loan. And don't let them tell you they will "fix" your credit. There's only one way to do that, which is legal, and permanent, and effective. Documentation goes back to the risk-based pricing. No documentation usually means a higher rate, but not always. Referrals? How do you know your friend/neighbor got a "good deal"? Did they refer you to their ne'er-do-well nephew? Do you like my picture? My job is to help you to get a mortgage loan, despite any challenges which may, or may not, exist. You may not need my forty years of experience. But, since I charge less than others, that experience is a throw-in which may help you. Wow! 40 years of experience for free. And, if there is a challenge, you might not even know it. Much of my business is "turn downs" from builders, banks, and other brokers. You know? Lending "experts".
