I am currently working at Belvoir West Bridgford & Derby East. During my time at Belvoir I have done several different jobs and roles. I initially started as a Property Manager whereby I dealt with the process of trying to address maintenance issues. When a tenant reports an issue my job was to organise, communicate and try to problem solve the issue from when it was first reported right through to when hopefully it would be fixed or addressed. I have also carried out viewings and have covered several times for the role of property negotiator whereby I conducted the viewing and dealt with the application of tenants moving into a property. My current role involves conducting inspections at properties over both branches and being the face contact for a lot of tenants. I inspected the property on behalf of the landlord to make sure the property is being looked after and also to over the tenant the chance to show me any issues or to ask me directly about any issues with regards to the property or their tenancy and to try and address any concerns they have (likewise the landlord). I also conduct inventories over both branches whereby an inventory is produced in order to state the condition of the property in general (e.g. walls, floors etc) and of anything in the property (such as any furniture etc). Inventories are important with regards to tenant disputes on move in/ move out. I also conduct the moves out at both branches whereby I have to use my skills in being able to calm down a situation and look to negotiate a comprise or calmly explain to both parties about an issues that arise on a move out or alternatively if anything is to be deducted from a tenants deposit. I have on numerous occasions been asked to conduct a move out report whereby a detailed reported is produced usually for let only landlords whereby we give our thoughts on what could or couldn't be claimed from a tenants deposit and how a property has been left in comparison to the original inventory.
