I provide funding for commercial real estate owners through my company Boulder Equity Partners LLC. While each loan is unique, I often fund cash-out refinance loans for commercial property owners who want to use the cash for a variety of business purposes. For those owners looking to rehab and finish lease-ups or those with maturing construction loans, I provide bridge loans for up to three years (minimum bridge loan is $1MM) with limited or no prepayment penalty. I also specialize in refinancing expensive bridge loans into lower-interest, longer-term products once properties are stabilized. In addition to multifamily, I fund on a wide range of commercial properties, including residential portfolios, mixed-use, retail, hospitality, office, warehouse, and much more. My rates are competitive. I can fund deals from to $100 million, with credit as low as 620 and loan-to-value as high as 75-80% on certain deals. I fund nationwide. The available rates and LTV depend on the borrower’s circumstances and the type, location, and valuation of the property. Through BEP’s quick-close options, bridge loans, and hard money loans, I often help borrowers who have been turned down by other lending institutions. Throughout my career, I have produced over $1 billion in financial transactions. Former clients include Citibank Retail Services, Capital One Bank, MasterCard International, CompuCredit, and scores of smaller banks and financial service companies nationwide. My experience allows me to navigate the complexities of each commercial real estate funding deal. I work directly with borrowers or with brokers. Brokers are protected on all deals. Where I stand out in the industry is my determination to get deals through the challenges that can occur during underwriting and at the closing table. I offer solutions and, when necessary, light fires to overcome logjams and delays. For me,"wait" is a four-letter word. I'm also upfront with borrowers about what can and cannot be done before they spend time and money, and I suggest workarounds that get borrowers to their funding goals.
