These shingles have oil in them that is essential for their function. As these oils dry out (starting around 7 years after installation) a shingle loses its ability to contract and expand with your roof. This leads to cracks, leaks, and increased blow off due to high winds. Other important functions are lost as well such as waterproofing and top-coat granular adhesion. Roof Maxx solves all 3 of these issues. Roof Maxx greatly increases pliability, waterproofing and granular adhesion after a treatment. We have even treated roofs that are 25-30 years old. The process is simple and starts with a free inspection and estimate. On the day of treatment we perform a maintenance tune-up. We adhere down loose tabs, secure flashings, seal open nail heads, remove debris, replace cracked plumbing boots (most common leak points on a roof) which provides for a nice watertight roofing system.
