Board of Directors for Federal Furnace Cranberry Company, private family-owned 800+ acre cranberry farm; expanded operations and cash flow by implementing growth strategies, including solar, conservation and real estate subdivision plans, grants and new bogs. Board of Governors for Stoughton YMCA, forged corporate partnerships, wrote grants, expanded sponsorships for flagship fundraiser. Clients and Results- 65-acre multi-family mixed use development, including easement work, land assembly, deregistration of parcels, zoning code amendment, MBTA agreements, railroad ROW and title quagmires- Simultaneous closings on 151-acre Tribal reservation land and 171-acre proposed Casino land comprised of seven owners, 12 parcels and registered and unregistered land- Acquisition for private developer of former Greek embassies in NYC and DC from HRADF, including government clearance corporate documentation- Family-run manufactured homes communities with business reorganization by structuring leasing arrangements and creating operating entities allowing streamlined business practices and gifting programs- Waterfront property owners throughout Massachusetts in real estate tax appeals. Organized neighborhood groups of over assessed waterfront property owners and filed abatements and appeals, presented and negotiated with Boards of Assessors, resulting in across the board 42% reduction in property assessments in Chappaquiddick for 104 parcels, in addition to other significant settlements on South Shore, Cape Cod and Martha’s Vineyard- Business operator in coordinating sale of real estate via option agreement, conducted extensive probate research to locate missing heirs and purchase fee interests, revived 1923 owner corporation, resulting in significant added value to remainder parcel- Family compound heir in conducting extensive title and zoning research to reach creative solutions to development, represented at Conservation Commission, historic committee, Zoning Board of Appeals, Building Code Board hearings.
