About David Tintle

David is focused on asset management responsibilities including leasing and property management and is responsible for the optimization of a value-add office portfolio, retail, and lab involving institutional joint venture equity. Other responsibilities include managing relationships with prospective and current tenants and activities associated with asset dispositions and refinancing. Throughout the investment holding periods he is primarily responsible for the implementation of the asset strategy, involving leasing, budgeting and reporting of all operational issues to internal senior management, joint venture partners, and lenders and the coordination of property management, brokers, appraisers and a broad group of consultants, vendors and professional service providers. Several current projects include a 10 building, 1MM+ sf office portfolio in Westford, MA (consisting of 5 multi tenanted buildings and 5 single tenanted properties leased to Netscout, Sensormatic/Johnson Controls, Ribbon Communications and Collins Aerospace), the lab ready conversion of Ten Corporate Drive, two retail properties totaling over sf located in Burlington, MA and previously, until disposition, the sf MilliporeSigma Life Science Facility in Burlington, Ma, and Burlington BioCenter (Burlington’s first multi-tenanted life science building). The Gutierrez Company is vertically integrated, and has in-house design and planning and a wholly owned subsidiary, Gutierrez Construction Company Incorporated who handles ground up development in addition to all tenant fit-ups. My involvement spans the entire life cycle from the initial tenant tour & lease proposal through lease execution, to overseeing review of construction drawings and weekly construction meetings with our construction project management team and the tenant until job completion and a certificate of occupancy is attained and further remain involved in an asset management function for all future modifications to tenants spaces, lender consents, tenant communications related to annual reconciliations & budget questions and any other tenant concerns that may arise throughout the term of the lease. Prior education includes a Master of Arts in International Economics and Finance (MAief) with a Concentration in International Finance & Specialization in Commercial Real Estate from Brandeis University International Business School.
