About Denis Naidu

Throughout my construction experience I have managed permit applications for various types of construction projects, ranging from light wood frame buildings to multi-use high-rise developments. With over 20 years municipal experience and 25+ years in construction, I have developed strong competencies in plan review, policy analysis, government relations, and project coordination, creative problem solving as well as a deep understanding of the construction industry and its best practices. Projects I have been involved with include: Minoru Aquatic Centre ($50M), Steveston Recreation Centre $50M), Richmond School Board seismic upgrades ($2-5M), Vancouver and Richmond General Hospitals($500k-2M), Richmond and Lansdowne Centre redevelopments ($60M+) and the Fairmont Hotel at YVR($2M). There is also the current trend of issuing multiple building permits based on various phases of construction which I have had to spearhead. Excavation, Deep Soil Mixing (DSM) Walls, Underpinning, Parkade, Foundation to Underside of First Floor, Superstructure and subtrade permits are issued by me and my team to accommodate construction schedules. After permits are issued, change orders are issued on site and revision permits are also issued. Issuance of sprinkler and plumbing permits must also be timed accordingly to reduce site risk. These projects have enriched my knowledge of building codes, best practices, standards, and regulations and enhanced my collaboration skills with all levels of internal and external stakeholders. I am currently pursuing a Bachelor in Technology degree in Construction Management at the British Columbia Institute of Technology, to further my professional goals. To supplement my permit management experience at the City of Richmond, I have practical skills in framing, insulation, building envelope restoration, plumbing and mechanical system installations. I also have experience working onsite throughout the Lower Mainland and Fraser Valley as a job lead for several large-scale projects. I am passionate about delivering high-quality service and results to the public and the clients, as well as supporting the growth and sustainability of the city and the region. I take pride in my work ethic, positivity, inclusivity, and ability to work independently or as a valuable member of a team within or outside my organization. My goal is to continue to leverage my education and experience to manage diverse and complex projects with expertise and efficiency, and to contribute to the success and innovation of the construction sector.
