Certified Housing Professional with 30 plus years experience in all aspects of Affordable Housing, HUD, EIV, Tax Credit, Section 8, RAP, Section 236, budgeting, staff management and mentoring. Responsible for the overall performance of properties in my portfolio - Project Based Section 8, LITCH, Multifamily and Senior/Disable communities consisting of 1072 units located in Rochester, NY, Buffalo, NY, and Erie, PA Managed the executing and communication of the company’s direction for my region and was responsible for developing and managing individual site operational plans, including compliance, marketing, physical asset, financial goals and objectives. Responsible for the hiring and training of all onsite staffing; train, mentor and develop community managers, working closely with them to support community goals and achieve good financial results for each community in my portfolio by controlling cost, maximize revenue, increase resident retention, develop relationships with vendors, contractors and agencies around the area. Also ensure the implementation and execution of all Corporate policies and procedures. Worked directly with the RVP to develop annual operating budget, review monthly financial statements, community activity reports, goal achievement and determined areas needing improvement; ensure all weekly, monthly and quarterly reports are completed accurately and in a timely manner; identify deficiencies and implement corrective action plans, oversee teams in all activities related to occupancy, collections, delinquency, accounts receivable and accounts payable; ensure that managers consistently evaluate their community and teams, taking actions that are consistent with the company’s overall goals and adhering to the company’s policies and procedures; handle all escalated Resident issues, manage the turn over rate to ensure all units are made ready in a timely manner; responsible for ongoing community audits including both physical inspections and files. Help instill the company’s culture in the site teams and foster an environment that promotes success and improvement.
