I am a real estate veteran with decades of experience in operations, energy, finance and accounting. I have worked for some of the largest and most well respected real estate investment trusts in the world. I led a team of 13 professionals with the sole focus of monetizing core and non-core programs for ownership. Direct a group of 9 individuals with the following major responsibilities: • Procure electricity and natural gas for properties in deregulated tariffs. Created a risk-management based structure with third party providers to purchase to ensure maximized operating expense reduction. Manage a $200 million annual spend. • Provide guidance and reporting for kWh consumption reduction initiatives. Consumption reductions in excess of 20% over a three year window. • Co-direct implementation of company –wide energy management system and set-up organization structure to manage the system to maximize cost reductions. • Established reference tools and procedures to reduce cost resulting from demand charges, ratchet provisions on demand charges, and power factor penalties. Specialties: Purchasing, energy management, people management, advanced reporting. Tenant utility billings were not being performed correctly when I took the position. I was given the task of proving this with 3 properties to re-evaluate. That process yielded $.75 million of on-going annual revenue. Work was then done on the remaining 50 +/- properties and $10 million of on-going annual revenue was added to the company revenue total.
