Ginn Downing is a “results driven” commercial real estate professional with 29 years of experience in CRE investments, consulting, advisory, finance and capital markets, in all asset classes and through multiple cycles. Her primary focus has been on considering and underwriting new investment opportunities for financing. She has been a lender, Fund manager, advisor, appraiser, credit committee member, broker and originator of investments including sourcing capital throughout the stack and for investment. Ginn has led teams in underwriting, analyzing business plans, origination, lending, asset management, surveillance, consulting, as an interim CFO and other real estate services. In addition, as an asset and portfolio manager in roles as a servicer and asset manager, for NPL pools and loss share JV underwriting, pricing servicing assignments, multiple loss share JVs and distressed debt acquisitions. Ginn has completed financing of asset level investments of over $8.5 billion and overseen managed teams underwriting assets and portfolios within real estate companies, banks, funds, CDOs, the FDIC and balance sheets for various institutions totaling more than $26 billion. Ginn is known for her ability to develop relationships with stakeholders to analyze, underwrite and structure balanced solutions considering all parties, working through distressed assets, new business plans and companies. She seeks and closes financing of various capital structures for numerous facilities for all product types in a wide geographic area. She executes all types of real estate transactions including sourcing, analyzing, underwriting, valuation, structuring, negotiating and closing within multiple platforms including real estate development funds (co-mingled funds, separate accounts, a Taft Hartley - union labor pension fund investment management company), credit companies and regulated banks. She has relationships with various commercial real estate stakeholders; including funds, sponsors, brokers, capital providers and advisors. The majority of her experience has been on construction, large and complex structured transactions in transition, with a value-add, reposition or construction components. With the overall goal to achieve the best risk adjusted return while building long-term relationships in Commercial Real Estate Finance. She has decades of experience developing creative financial structures, workouts and structured settlements to facilitate the best solutions and returns achievable for the product type, in its market and sponsorship at that time in the cycle.
