About James Cullen

I am an experienced Chartered Building Surveyor and Expert Witness working within the commercial and residential property sector. I am the founder, owner and managing director of Adept Building Consultancy Ltd, a specialist consultancy providing building surveying, project work consultancy, expert witness and heritage building Prior to founding Adept Building Consultancy, I created and headed a building surveying consultancy service line for George F White for 5 years. I gained RICS Fellowship status in 2020 becoming the youngest building surveying fellow globally. I am a member of the RICS editorial advisory group, responsible for preparing and peer reviewing technical content for RICS publications and standards. I have also written for the RICS Built Environment Journal. I specialise in professional consultancy services, acting as expert witness (CPR part 35 compliant), strategic asset management, listed buildings, party walls, dilapidations, acquisition, defects and have worked for and with private and public sector organisations and residential home owners. I am also a qualified fire risk assessor and experienced drone pilot, including flight experience in complex environments and restricted airspace. I operate in a range of property sectors including retail, leisure, housing, education, care, heritage, office, industrial and rural buildings. I have also provided strategic advice on asset maintenance investment and compliance including local authorities and an international airport. I am also known for surveying some of the finest listed buildings and heritage assets in the north of England, including listed halls, mansions and grand designs for high net worth individuals. Outside of work and prior to professional qualification, I am experienced in building trade skills across a range of disciplines.
