About Maranda Carreon

From my first lease I was in love with Property Management. I had a great manager who took me under her wing and taught me the ropes; how to market, how to ask for the money, and how to close the deal. We were in the heart of Austin and had so much fun, work never felt like work. After moving on to Tax Credit with on-site Compliance I was hooked. I wanted to learn everything there was about the laws of multi-family housing. I was reading the Redbook for fun. I was quickly promoted to Assistant Manager where I was working in budgets, rent collections, and reporting and processing all move in and revert files. In 2008 I began teaching the Affordable Housing Program in a classroom environment for 20+ managers, assistant managers, and leasing agents who knew nothing about the rules of the program and took them from "green" to "skilled". The training was effective and I hosted classrooms for additional training every couple of months. Gravitating from sales to management I saw an industry in need of a transition to reach an ever-evolving consumer. I wanted to be a part of that change. I learned key components to modern marketing campaigns and lead a leasing team through a 593 unit lease up in 7 months. The campaign was successful and our property was awarded Tulsa Property of the Year. I then spent several years in Tax Credit and Affordable Housing which lead to a Compliance Manager role. Regionally located I was able to train on-site staff and really be on the court with my team. I oversaw 1980 units in DFW, East TX, West, TX, MS, and FL. There was a natural jump from onsite property management into real estate investments and house flipping will always have at least half of my heart. Back in multi-family property management and currently working for a private owner I have been able to have a front row seat through three property sales and the purchase of a new rent growth asset taking in buckets of knowledge while working side by side with the VP for much of 2021 and 2022. As a multi-site manager with two very different assets I have been able effectively balance my time among both properties ensuring all needs are met for each asset while growing rent on one and adding value through renovations and capital projects. I am excited for what next and cannot wait to see where 2023 takes me.
