Portfolio Management – Manage leasing portfolio for 3 major hospital systems and 2 large, high-volume administrative groups plus coordination of subleases of vacant space Site Selection – Responsible for new site selection process including broker selection, site tours, and business negotiations including rental rates and tenant improvement allowance Contract Negotiation – Negotiate and redline brand new leases and amendments, broker agreements, LOIs, RFPs, estoppels, and SNDAs to minimize risk and cost Space Planning – Evaluate layout/flow of space, exam room utilization and intercompany timeshares, any construction requirements and costs, and determination of FMV of premises Lease Administration – Abstraction of lease documents to ensure accurate dates, dollars, and options Presentation Skills – Prepare and present on a monthly and quarterly basis the lease activity to hospital senior executives (including Presidents and CFOs), physician administration, and other operations personnel Acquisition Analysis – Perform analysis on physician real estate acquisitions by participating in site tours, evaluation of existing leases, assignments, and negotiations Property Management - Perform necessary duties on an ad-hoc basis to remediate issues such as plumbing concerns, janitorial, HVAC, etc. to maintain a standard for adequate employee and patient satisfaction Project Management - Manage construction build-outs and tenant improvement projects as negotiated in the lease
