I have been involved in Commercial Real Estate since 1997. I was requested to help investigate property in the Commercial Zone surrounding Disneyland in Anaheim California. Due to the financial crisis concerning California at the time I researched all forms of investment property in Ca. The best returns with the lowest risk seemed to be produced by Light Industrial and Medical Property Ownership. I helped in locating and purchasing properties in Orange County, Ca. for 5 years. Then moved my research, Location, Acquisition, SIOR Relationships to Arizona, So. Utah and New Mexico to locate purchase and sell properties in those states. I have a background in the purchase of Small Building Sq. Ft. Retail Bldg's, Light Industrial Square Feet to Square Feet to Medical Redundant Commercial Properties of Sq. Ft. 2 story with Elevators. I also include work with Property Inspectors as I am present and usually assist in the inspections. I have dealt with inception of Trusts and LLC's, Escrow dept, real estate SIOR Brokers, loan brokers and worst of all the Principal BANKERS, VP's of Loans. I have also overseen build out of properties and work with City Licensing and Planning Dept, Fire Inspectors, Architectural Planners, HVAC, Electrician, Framers, Ceilings, Sheet Rock and Painters, Concrete, Plumbers, Roofers, Fire Sprinkler yearly updates and repairs, Elevator Companies and their Inspections, Phase 1 and Phase 2 Drilling and Testing implementation, etc. Also worked with Insurance Examiners on Repair of Properties after Flooding and Storm Damage and their associated Inspections, Repairs and Payment processes. Also but the not fun part is I have had experience in taking Contractors to Court and the in and out of answering Court documents and dealing with Attorneys. Dealing with councilors after repairs in regards to Insurance Company referrals.
