About Michael de Nitto

Michael De Nitto has nearly 25 years of experience in commercial real estate, development, and construction, with a deep skill set spanning site selection, contract negotiations, entitlements, permitting, construction, capital markets, asset management and budgeting. He began his career at Armstrong Development, where he was instrumental in CVS Pharmacy’s Arizona expansion as a preferred developer. Michael managed site planning, construction tours with general contractors, budgeting, and real estate committee presentations. He later led CVS’s rollout across California’s Central Valley, overseeing projects from site acquisition through construction and closeout. Michael spent 15 years with national retailers, facilitating large-scale rollout programs for Circle K and CVS Pharmacy. He led all real estate and development efforts for Circle K in Southern Arizona, managing the full entitlement and permitting process. During his 12 year tenure with CVS Pharmacy, he executed a large-scale rollout across the western United States. He oversaw the development of more than 250 new stores—averaging 20 to 30 annually with an annual budget over approximately $250M. He also managed the real estate strategy for approximately 1,300 stores, which included lease administration, relocations, closures, and renewals. He later transitioned to the Landlord side, joining Evergreen Development, where he led land acquisition efforts for both anchored and unanchored retail centers across Arizona. He also served as Vice President of Real Estate at A&C Ventures, overseeing a $1 billion portfolio spanning retail, industrial, multifamily, and mixed-use assets, including the redevelopment of Downtown Tiburon. In addition, he managed A&C’s development arm, directing a pipeline of more than 20 Taco Bell projects across California, Nevada, and Missouri. Today, as Managing Director of Development at Oak Cap Ventures, he leads all aspects of the company’s real estate and development initiatives—from site acquisition, lease negotiations, design, construction, asset management and investors relations—bringing strategic vision and operational expertise to complex investments.
