Oversee Regional and Portfolio Managers for daily operations, maintenance, administration, and improvement of affordable housing, fracture condos, and market rate residential properties, complete portfolio consisting of 6,440 multi-family units and nearly 700 single family homes. Plan, schedule, and coordinate general maintenance, major repairs, and remodeling or construction projects for residential properties. Direct collection of monthly assessments and rental fees. Inspect grounds, facilities, and equipment routinely to determine necessity of repairs or preventative maintenance. Act as liaisons between on-site team members/vendors and President/Owner. Meet with prospective tenants to show properties, explain terms of occupancy, and provide information about local areas. Market vacant space to prospective tenants through leasing agents, advertising, or other methods. Prepare detailed budgets, financial reports, and variance reports for properties/owners/investors. Maintain records of sales, rental or usage activity, special permits issued, maintenance and operating costs, or property availability. Direct and coordinate the operational activities and metrics of Regional Managers and Property Managers. Provide detailed training material to assure the foundation for success and continued education for growth. Lead a team through the process and completion of property due diligence in sale and purchase. Prepare, oversee, and conduct all aspects of homeowner association requirements within the state of Florida and Governing Documents. Active member on six (6) Boards of Directors.
