About Mitchell Pagliuso

In my role at AppFolio I play a key role in a cross-functional RE, Workplace Experience and Facilities Team. I manage and have transacted AppFolio's sq. ft. portfolio across 8 leased class A and B+ offices ranging from to sq. ft, overseeing all RE operations from site selection, financial analysis, and lease negotiations, to landlord dispute resolutions and post-execution lease management. I work with the People Organization to align talent acquisition practices with location strategy and capacity constraints and have facilitated favorable buyouts and subleases. This broad operational scope and experience has allowed me to structure deals and day-to-day operations that align with AppFolio’s location strategy and broader financial goals while holding brokerage and external legal partners accountable to delivering on the same. I take pride in having developed strong, collaborative relationships with brokers, counsel, and landlords both private and institutional, while fostering a culture of ownership and cross-education within my department. I act as the primary RE liaison between finance and accounting business partners fielding inquiries to ensure GAAP reporting compliance. I oversee annual lease OpEx and CapEx budgets up to $25MM, challenge landlords on CAM reconciliations with in-depth RE Tax analysis, and act as the source of authority between AppFolio and landlords regarding design approvals and tenant improvement allowance (TIA) submittals, collection, and forecasting. Notably, I have collected over $15MM in TIA which is attributable to both understanding landlord lender restrictions as well as understanding our build-out projects and timelines to negotiate fair TIA provisions. By cross-training team members and proactively managing construction vendors in coordination with project managers and procurement, I have ensured AppFolio buildings remain lien-free during multiple active construction projects.
