Phil Hulse directs Green Street St. Louis by remaining active in brokerage, leading development and construction management, coordinating lender and investor relations, overseeing property management, and selecting assets for acquisition. Phil’s “hands on” approach benefits clients through tenant and buyer representation, site selection, asset disposition, investment and development services. Phil has been a leading visionary for the return of business activity and real estate investment into the urban core of the St. Louis region and was an early adopter of sustainable real estate practices. Phil has focused much of his career on the redevelopment and revitalization of underutilized property and transforming it into commercially vibrant centers for business and commerce throughout the St. Louis region. Phil began his career as a broker in commercial real estate in 1985 and remains a licensed broker in Missouri. Prior to co-founding Green Street in 2008, Phil co-founded Summit Development Corporation and Gateway Commercial, also of St. Louis, Missouri. During Phil’s 25 years of experience, he has raised over $60 million in private equity having leveraged $220 million in private and public financing to support real estate projects throughout the St. Louis region.
