Former Certified Public Accountant-active 32 years until 2008- Advanced degree from Arizona State University, obtaining the designation of Certified Public Manager- Served in the U.S. Army beginning in 1969, and honorably discharged at the rank of Sergeant in 1971- As a Realtor since 1991, I have been consulting residential clients making informed selling and buying Real Estate decisions. With additional education and experience, I earned the designation as Associate Broker- Provide the duties of: Confidentiality, Accountability, Reasonable skill and care, Loyalty, Obedience to lawful instruction, Advocacy (proactively supporting the client's position), and Disclosure (all information concerning the sale or purchase is to be shared with the client)- Help clients review and understand the Sellers Property Disclosure Statement (SPDS) and any Covenants, Conditions and Restrictions (CC & Rs). Provide a Current Market Analysis for every home to be sold, whether I am working for the Seller or the Buyer- Attend inspections and help interface with the technicians, making sure qualified home inspectors have provided our clients with a comprehensive report- Prepare the Buyer's Inspection Report and Seller's Response (BINSR), and I work to negotiate the desired result for the client- Help our clients meet all time-sensitive requirements, of which there are several, with experienced representation all the way through to a successful closing of our clients transaction.
