I am an experienced and essential component to any construction management team with over nine years of experience. I have been a part of several multi-million dollar projects as a shell contractor and as a general contractor. Through my experience on these projects I've learned to work collaboratively with ownership, architects, engineers, consultants, neighboring property owners, the authority having jurisdiction, subcontractors and vendors to fulfill the complete scope of work. My responsibilities include: • Support in detailed analysis of the construction documents to asses constructability and propose any value engineering or preconstruction RFIs to properly define the scope of work and minimize scope gaps. • Assigned as contractual and financial lead manager for the tunnel form shell, masonry package, pre-cast garage, glass & glazing, miscellaneous metals, waterproofing, stucco, roofing, sitework, landscape, irrigation, and pavers. • Acquiring, reviewing, leveling and negotiating bids as the first step to recommend awarding subcontractors to the client. • Writing project specific scope of work subcontract Exhibits for review by the Superintendent and Project Executive prior to issuance to subcontractor for review and signature. • Conduct scope review meetings with the potential subcontractors to ensure they fully understand the project specific requirements including staging, logistics, hoisting, working conditions and safety requirements. • Requesting, reviewing and making any corrections needed to a Subcontractor's SOV. • Thorough review of monthly payment requisitions for the aforementioned Subcontractors with the assigned Superintendent. • Assist in updating the Monthly Report issued to the client which includes an executive summary listing construction progress, drawing revisions, potential issues, designs pending, buyout log, procurement log, change order log, RFIs & submittals log, manpower graphs. • Assisting in monthly schedule updates by inputting actual start and finish dates for activities and communicating any obstacles or delays as a result of COs, RFIs and Submittals. • Detailed scheduling of equipment and material deliveries to coincide with the construction schedule. • Assist in change management by creating change events, tracking related associated costs, preparing change order requests and reviewing change order requests. • Liaison to the City of Doral Building Department and lead manager for all related permits. • Support in logistics planning to determine costs associated with managing traffic, and pedestrians.
