Zonnige Kempen
Zonnige Kempen is de jongste huisvestingsmaatschappij in Vlaanderen. Wij bieden mensen met een laag inkomen goede en betaalbare woningen aan, zowel in de huur- als koopsector. Wij onderscheiden ons van andere maatschappijen door een extra element te integreren in onze projecten: duurzaam bouwen. Door in te zetten op duurzaamheid creëren we een duidelijke meerwaarde, zowel voor de huurder (die een comfortabele woning met lage energierekening krijgt) als voor de gemeenschap (door minder natuurlijke bronnen te verbruiken en minder schadelijke stoffen uit te stoten). We integreren het begrip ‘duurzaamheid’ ook in het sociale aspect. Niet alleen door initiatieven te nemen om de sociale cohesie te versterken (door o.a. buurtfeesten), maar ook door huurders te begeleiden in het vinden van een duurzame levensstijl. Zonnige Kempen is actief in elf gemeenten: Berlaar – Grobbendonk – Heist-op-den-Berg – Herenthout – Herselt – Hulshout – Laakdal – Nijlen – Vorselaar – Westerlo – Zandhoven. Momenteel werken zo’n 20-tal personen bij ons en verhuren we ruim woningen.

Woonmaatschappij Woonstart is ontstaan uit de fusie van drie organisaties: De Tieltse Bouwmaatschappij, IZI Wonen en SVK Regio Tielt. Gezamenlijk beheren we een patrimonium van ongeveer 1200 woningen. Woonstart is actief in drie (fusie)gemeenten: Tielt, Pittem en Wingene. Conform de wet zal Woonstart op termijn de enige actor zijn voor sociale huisvesting in deze regio. Als kleine maatschappij zien wij onze schaal als onze grootste troef. We zetten in op vernieuwing en nabijheid, zowel in de begeleiding van huurders als bij het realiseren van projecten en onze interne werking.

Van Grond Los - Community Land Trust Leuven
Een Community Land Trust creëert warmere buurten waar betaalbare woningen aangeboden worden die bewoners versterken, zowel mentaal als financieel. Ze ijvert voor meer kwalitatieve buurten met een grotere sociale cohesie, zonder dat de verhoogde kwaliteit leidt tot de verdringing van huidige bewoners. Grond wordt bij een Community Land Trust niet gezien als een investering maar als een gemeenschappelijk goed dat gebruikt moet worden in het algemeen belang van de hele gemeenschap. CLT Leuven vindt dat het grondwettelijke recht op wonen moet waargemaakt worden voor alle bewoners van de stad en dat de bewoners zelf mee vorm moeten kunnen geven aan hun buurt. Een goede woning – van goede kwaliteit, betaalbaar, duurzaam en met optimale woonzekerheid – is essentieel voor het welzijn, de gezondheid en de ontwikkelingskansen van haar bewoners. Door een juridische scheiding van grond en woning blijft de grond steeds eigendom van de gemeenschap en kunnen enkel de woningen zonder de grond gekocht of gehuurd worden. De woningen zijn betaalbaar omdat de eigenaar de grond niet hoeft te betalen. Doorverkoop kan, maar steeds aan een vooraf bepaalde plafondprijs. Wanneer een bewoner wenst te verhuizen wordt de woning zonder de grond doorverkocht aan een volgende bewoner volgens een vast toewijzingsreglement. Hierdoor wordt langdurige betaalbaarheid gegarandeerd en kan een eenmalige investering over generaties heen ingezet worden. De prijs wordt niet langer door ‘de markt’ van vraag en aanbod bepaald, maar ligt buiten de speculatie van de markt.
